If you need to place a property in Hold Status, follow the steps outline below
Please note the following:
Only a Broker or Office Manager with the appropriate permissions (granted via Broker Delegation or Team Settings) can withdraw a listing from the MLS.
Listings cannot be withdrawn to avoid reporting the sales price or other closing information. Withholding sold data violates MLS Rule 2.22 and may result in fines or suspension. View MLS Rule 2.22.
When requesting a withdrawal through ABoR Support:
- The request must come from the Broker or Office Manager listed in Tangilla.
- If available, please include a signed termination form with your request.
- Send all materials to support@unlockmls.com.
Withdrawn Date Rules:
- The Withdrawn Date will automatically default to today’s date when processed.
- If you need the Withdrawn Date to reflect an earlier signed termination, email support@unlockmls.com and include the signed and dated Termination Notice. Staff will update the Withdrawn Date as a Major Correction.
Re-listing After Withdrawal:
- Once a property is withdrawn, it cannot be re-listed under the same brokerage for 30 days.
- After 30 days, the ADOM (Agent Days on Market) resets.
- CDOM (Cumulative Days on Market) resets after 90 days if the property is re-listed on or after the 91st day.
- If the property needs to return to the market before the 30 days are up, the broker may request reactivation of the withdrawn listing by contacting ABoR Support.
